Americans’ interest in Canadian real estate spiked during U.S. presidential debate, Royal LePage finds

Website visits reached a single-day high on July 15 — the day Trump officially secured the Republican nomination

“Canada’s relative political and social stability, high quality of life, and access to education and universal healthcare, make it a highly attractive country for newcomers,” Phil Soper, chief executive of Royal LePage, said in the report, adding that, for Americans, proximity and minimal language barriers further enhance Canada’s appeal.

Current data suggests a similar correlation with political events. While American real estate searches are typically centred around Canada’s popular recreational markets, Royal LePage’s recent findings indicate a shift, with users browsing listings in urban centres in Ontario, British Columbia, and Quebec. According to the data, these provinces collectively accounted for 70 per cent of page views from U.S. visitors, with Ontario leading at 38 per cent.

Royal LePage said that of the top 10 states from which the web traffic originated, the majority were Democrat-leaning, or so-called blue states. However, the state with the greatest number of visitors since June 2024 has consistently been South Carolina, which has historically voted Republican.
