Caswell Hill bus barn redevelopment to proceed as Saskatoon council approves zoning

Renovation of the existing building at 321 Avenue C North is expected to begin this fall.

The long-awaited redevelopment of the city’s former bus barns in the Caswell Hill neighbourhood appears set to get underway after a rezoning approved by council.

Council voted unanimously Wednesday night to approve a rezoning by agreement at 321 Ave. C North, which was home to the city bus barns for decades until they were moved out in 2017.

Efforts to find a buyer and get the site redeveloped were complicated by the need for extensive environmental testing and remediation work, due to contaminants left behind by decades of industrial use.

CBB plans to repurpose the existing building and add a three-storey, 30-unit residential building and a five-unit office condominium development to the site.

CBB representative Crystal Bueckert told council that with the rezoning approved, work is expected to get underway this fall.

She said the majority of the existing building renovation was to be completed within a year, and the residential and commercial office buildings to go up “shortly thereafter.”
