Opportunity knocks: Sellers could add $40K to home value with this easy upgrade

If you’re currently in the process of getting your home ready to sell, experts say doing this one simple thing to the exterior could add an almost $40,000 (£30,000) value to your house, according to a report by experts in the UK.

April 13 to 19 is supposedly the best time of the year to put a “For Sale” sign on your front lawn because historically, homes listed this specific week saw an estimated $4,800 increase in listing prices.

With that being said, it’s time to get your home ready to sell by revamping your front door.

“A front door is like a first date – it sets the tone for everything that follows, creating an instant emotional response,” Mark Breffit, a real estate agent, told the Daily Mail.

“A well-maintained, stylish front door can elevate a property’s curb appeal and set the right expectation for
what’s inside,” he added. “I’ve seen countless viewings where something as simple as peeling paint or a
loose handle has put off buyers.”

There are two ways to go about a front door makeover — a pricey option or a DIY route. Replacing your door completely can run you anywhere from $500 to $4,500, depending on door style, hardware, and how difficult or easy the installation is.

There are, of course, different types of doors that range in price. A composite door is the most expensive. Then there are wood doors — which, keep in mind would need to be repainted every few years to avoid rotting.

There’s also the uPVC option which is the least expensive door type.

Don’t forget, there is also the budget-friendly option of simply throwing some paint onto your door and calling it a day.

Regardless of which route you choose, keep in mind that it’s still an investment you’ll be making. However, this change can possibly increase your home’s value by 10%, according to trades platform, Checkatrade.

When it comes to which color to use on your front door, interior designer Julia Kendell of Kendell & Co told the Daily Mail, “Steer clear of colors that clash with your home’s overall aesthetic,” she said.

“The door should enhance your property’s style, not detract from it,” Kendell added.

Other ways to enhance the curb appeal of the front entryway of a home is by adding surrounding plants and window boxes filled with flowers that add a pop of color or coordinates with your door, according to Kendell.
