Former Houston Rockets owner Leslie Alexander is once again looking to unload his ultra-luxe Gramercy Park penthouse — but this time, it comes with a major markdown.
After years of fluctuating price tags, the two-story Manhattan masterpiece at 18 Gramercy Park South is back on the market for $32 million, according to a StreetEasy listing update, down from its previous $45 million asking price in June.
The billionaire financier and attorney, who sold the Rockets for a record $2.2 billion in 2017, purchased the five-bedroom aerie for $42 million in 2012. That would mean Alexander is already willing to lose $10 million to unload the residence.
Since then, the 6,329-square-foot property has seen a parade of price adjustments, including $49.75 million in 2015 and $48.75 million in 2022.
The home is a rare gem in one of New York’s most exclusive neighborhoods, complete with the ultimate status symbol: a key to the famously private Gramercy Park.
Spanning four terraces and 1,900 square feet of outdoor space, the penthouse also boasts a private plunge pool, a hot tub and skyline views.
Inside, the grand foyer opens to a living room overlooking Gramercy Park. The home also features a formal dining room, a library for entertaining — and an eat-in chef’s kitchen with custom, hand-painted cabinets.
Upstairs, the main bedroom suite boasts an oversized walk-in closet and a spa-like marble bath with heated floors.
Located in an 18-story building originally constructed in 1927 and revamped by star architect Robert A.M. Stern in 2013, the property offers top-notch amenities: a doorman, a concierge, two rooftop terraces, a club room, a spa and a gym.
Eleonora Srugo of Douglas Elliman holds the listing.
“We’re excited to finally present this extraordinary property at such an exceptional price point,” Srugo told The Post. “With the seller no longer living in New York and not utilizing the home, combined with a challenging election year and fluctuating markets, the message has become clear — it’s time to sell.”
“With the anticipated reopening of the Gramercy Park Hotel, there’s potential for significant appreciation, bringing the property back to its original valuation.”
